Brevard County

Brevard County sits on the Atlantic coast of east Central Florida and is known as the Space Coast because of Kennedy Space Center and the aerospace industry. It has mainland cities along the Indian River Lagoon and beachside cities and towns on a long barrier island. Investors here finance everything from fix-and-flips to long-term rentals to new builds. Melbourne

Melbourne is our home base. It includes Historic Downtown Melbourne and the Eau Gallie Arts District, a result of Melbourne's 1969 merger with the former city of Eau Gallie. Visit the Melbourne, FL page.

Palm Bay

Palm Bay is the most populous city in Brevard County. Starting in 1959, General Development Corporation platted extensive tracts of the city for its Port Malabar residential development.   • Cocoa: a central Brevard city home to the restored historic district known as Cocoa Village.
  • Rockledge: a central Brevard city, grouped with Cocoa, Merritt Island, and Cocoa Beach as part of the county's central section.
  • Titusville: the official county seat, in North Brevard.
  • Merritt Island: an unincorporated community in central Brevard. Part of the island was acquired by NASA in the 1960s for Kennedy Space Center operations.
  • Viera: a planned community near the geographic center of the county, home to the Brevard County Government Center. If a property has HOA dues, those are part of the monthly costs in a DSCR calculation.
  • Satellite Beach: a city on the county's barrier island. For any beachside rental, insurance and flood zone are worth checking early, since insurance is part of a DSCR calculation.

Do you only work with investors on the Space Coast?

No. We're based in Melbourne, and Brevard County and the Orlando area are our home markets, but we work with real estate investors nationwide.

Do I need to live in Florida to get a loan on a Florida investment property?

Not necessarily. Many lenders we work with finance out-of-state investors. Eligibility depends on the lender and your file.
