Frequently Asked Questions

1

What is a ground-up construction loan?

A ground-up construction loan helps investors and builders finance a new home on a lot, such as a spec home to sell or a build-to-rent property. These are business-purpose loans. SpaceCoast Unlimited is a loan broker, not a lender: we connect you with lenders we work with, and lenders make all credit decisions.

2

How do construction draws work?

Instead of releasing all the money at once, construction lenders commonly release funds in draws as construction milestones are completed. Many lenders check progress, often through an inspection, before releasing each draw. The draw schedule and process vary by lender, so ask how a specific lender handles it.

3

What do lenders review for a construction loan?

Requirements vary by lender, but lenders commonly ask for detailed construction plans and specifications, an itemized construction budget, a construction timeline with milestones, and your experience with similar projects. Lenders also want to understand your exit, whether you plan to sell the finished home or rent it and refinance.

4

Can I get a construction loan to build on a lot I already own?

It depends on the lender. Some construction lenders work with borrowers who already own the lot. Share the lot details, your plans, and your budget when you request a quote, and we'll look for lenders we work with whose guidelines may fit your project.

5

Can I refinance a finished build into a DSCR rental loan?

Often, yes, once the home is complete and rented. Many investors who build to rent plan a DSCR refinance as their exit. Eligibility depends on the DSCR lender, the property, and your file, and program availability varies by lender, property, and location.

6

What should I have ready to request a quote?

Have the property address, purchase price, rehab budget, ARV (after-repair value), your completed flips or experience, and an estimated credit score. Requesting a quote is free, and we follow up within 24 hours. SpaceCoast Unlimited does not pull credit. Lenders may run a soft credit inquiry to provide a quote, which does not affect your credit score.
